301 King Street West: Another Titan Sign Unlawfully Encroaching the Abutter
Today we continue our look at encroaching fascia signs. This is Titan’s sign at 301 King Street West:

There used to be several Astral Media ground signs within 60 metres of this illegal sign. The 2003 satellite map shows the nearby Astral signs, one within 21 metres, the other within 46.83 metres:

All of the billboards on the adjacent lot have now been removed due to a new development in that parking lot. Titan’s sign at 301 King Street West now complies with the provisions of the signs by-law. It is not located within 60 metres of another sign, and it is on the wall of a building that does not face a street. So Titan Outdoor applied for a permit to legalize the sign. Problem is, the sign encroaches the abutter, 305 King Street West. Titan’s permit application was put on hold on May 8, 2008, pending a letter from 305 King Street West granting permission to encroach.
It is pretty surprising that Buildings determined that the sign encroaches since it is not on the westerlymost a segment of the wall, but these old buildings have property lines that are drawn in unexpected locations. The permission has not yet been obtained, and the sign is still without a permit, yet Titan’s trespassing sign is still there. We’ll see if Jorg can come up with the money for this one. Probably not - Toronto’s king of outdoor ads has never put his permits over his profit margins.
