Audit: 301 King Street West.

In Today’s Audit of By-Law Enforcement, we take a look at 301-309 King Street West.

On April 13, 2006 Titan applied for and obtained permit 06-126030 to paint a non-illuminated third party mural on this wall:

Rather than paint a mural on this site, Titan Outdoor built an illegal vinyl fascia sign. Titan was unable to obtain a permit for a vinyl sign because a vinyl third party sign must not be located within 60 metres of another third party sign. Directly across the street from this sign was this Astral Media ground sign. Also within 60 metres was this Astral Media ground sign.

On June 23, 2006 Municipal Standard Officer Danny Baird attended 301 King Street West and took this photograph of Titan’s illegal sign.

On June 25, 2006, Officer Danny Baird determined the illegal sign was legal by relying on permit 06-126030, the mural permit:



The interesting thing about this sign is that the two Astral Media ground signs that are within 60M of the sign were removed because of the development of the Festival Centre. We wrote about this in Building Boom: Astral’s Illegal Former Ground Sign at 326 King Street West.

Because the Astral signs aren’t there anymore, Titan Outdoor has now applied for a permit for a vinyl fascia sign to legalize their illegal sign:

It took Titan Outdoor seven months from the time the Astral signs were removed to apply for that permit. In the meantime, there were no other signs developed within 60M. That building permit application is currently “Under Review” however we see no reason why it shouldn’t be granted if there are no encroachment issues. Once the permit is granted the sign will be legalized if the sign is reduced to 25 square metres. It’s currently a bit larger than that.
